Neyer Properties, a Cincinnati-based real estate investment and development firm, announced on April 14, 2025, the acquisition of a 120,000-square-foot manufacturing building in West Chester Township, part of Cincinnati’s northern suburbs. The $15 million purchase, part of Neyer’s ongoing industrial portfolio expansion, responds to increased onshoring driven by President Trump’s 10% global tariffs and a regional shortage of midsized industrial spaces, with vacancy rates below 3% in Butler County. The facility, previously occupied by a precision components manufacturer, is zoned for advanced manufacturing and features 28-foot clear heights, five dock positions, and rail access via the CSX line. Neyer plans to lease the space to a single tenant by Q3 2025, targeting firms in aerospace, automotive, or medical device sectors, supported by JobsOhio incentives. Jeff Chamot, Neyer’s Director of Development, cited “reshoring demand and limited Class A industrial availability” as key drivers, noting Cincinnati’s proximity to I-75 and CVG Airport. The acquisition aligns with Neyer’s recent industrial projects, like Aerohub in Evendale, and is expected to create 50-75 jobs, boosting West Chester’s 12,000-strong manufacturing workforce.


For the precision machining industry, Neyer’s acquisition highlights the role of flexible manufacturing in meeting onshoring demands. The facility’s equipment, such as CNC lathes and robotic arms, requires precision-machined components like custom fixtures and tooling, crafted with 5-axis CNC milling and laser cutting to achieve sub-micron tolerances for multi-product production. Flexible manufacturing systems, integrating automation and real-time data analytics, enable rapid retooling for diverse components, critical for aerospace and medical device tenants. The shortage of industrial space drives demand for local machine shops to supply adaptive tooling, adopting Industry 4.0 technologies like digital twins and additive manufacturing. As part of a $50 billion precision manufacturing market, this project creates opportunities for suppliers in Ohio, where manufacturing jobs grew 2% since 2023, strengthening supply chains amid tariff-driven reshoring.
